The site comprised a vacant, prominent plot bounded by Poplar High Street to the north, Aspen Way to the south and Poplar Business Park to the west. The site measures approximately 0.3 hectares (0.9 acres).

The site is within walking distance of Blackwall DLR and located close to numerous bus routes. Canary Wharf, with its range of restaurants, shopping and leisure facilities, is a short walk to the south of the site.

Planning permission was successfully negotiated for 228 residential units sited within two buildings rising from 10 to 25 storeys respectively.

Both buildings are anchored by a retail development at ground floor level, fronting Poplar High Street and also establishing a new active frontage on Preston’s Road.
